How To Avoid The Fuss Of Rental Property Damage?

  

“Living in a rental property is quite infuriating. It can be very tough for you as a tenant to decipher who caused what damage or who’s responsible for that. And this is due to the rental agreement and more importantly the situation which vary from one place to another.”

 If you are dealing with the non-sense questions of your landlord who’s no less than a Freddy Krueger from "A Nightmare on Elm Street", here are some tips for you as a tenant to deal with the situation in a better way and some easy ways to cope up with the prospective issues.

Things to Do Before You Move In:
Before you move in your new rental property, you need to do a lot of screening to check the existing condition of the rental property. Make sure you keep your eyes broad-open and observe any damage with eagle eyes.
  • while you enter the new rented premise, there is a “condition report” required to be prepared. This contains the existing condition of the property. So you must watch through the house to verify and scribble down any damage.
  • Ensure that the form is filled out correctly with precise details and better checked by tenant and landlord both. For an example if the front wall of home is having the large hole, you need to mention the same so that, in future, your landlord should not impose its repairing cost on you.

  • Once the condition report is prepared, ask the landlords to sign the form by recognizing any pre-existing damage into the property and you too are better aware of the same. Also check out the condition of furniture for rental property to see if it’s in good condition.

  • While screening the property, scrutinize all urgent repairs like- mould and corrosion problem and report them to the landlord so that they could get them repaired before getting shoddier.
Things To Do While Moving In:
Once you are done with the before moving in process, now it’s a time to check with the things while moving in the rental property.
  •  While entering the property, you have to report any existing issue to your landlord ASAP basis before landlord impose its penalty on you which is of course very painful.
  •  Report all the issues on regular basic so that landlord could get that fixed on his behalf. The sooner you do the safer it would be. Check the mould problems in the property and ask your landlord to get it fixed since it could leave the poor impact on your health.
  •  Keep the paper-proof of all of your conversation with your landlord to protect yourself from the potential issues.
  •  Apart from that, also keep a log book of rental inspections, and request for the updated house assessment at least within the two years of duration.

Things To Do While Moving Out:
Once your renting duration is complete or you are planning to move out, you are not done yet. There are a few duties you need to carry out before leaving the rental property to avoid any dispute.
  • Throughout the renting duration, if there is any damage repair required which’s been done from your end, do it yourself or you can also call the professionals to get it done for you. This will let your landlord excuse you without any argument.
  • Keep the condition report in your hand so that your landlord could not accuse you in any ways for harming his property. If you will have a written proof of previous condition report, signed by your landlord, you will be in a safe zone.
